With you in mind we have created this page to help you understand just what you get out of the “shed”. It may help to know that our buildings are built and manufactured to the highest standard from the first cut to the final roof tile.

External Timber Shiplap Cladding

18mm x 115mm tongue & grooved shiplap cladding,
including a 20mm deep interlocking joint for better weather protection.

20mm x 90mm tongue & grooved log board cladding,
including a 9mm deep interlocking joint.

All nails used to secure the cladding to the internal framework are stainless steel.

Side Walls & internal Framework

70mm x 45mm planned all round (with rounded corners) diagonally cross braced framework, located at a maximum of 610mm centres.
All framework is screwed together and not nailed.

Floor Specs

20mm x 140mm tongue & grooved floor boards secured to 70mm x 45mm floor joists.

Roof Specs

15mm x 115mm tongue & grooved ‘V’ roof boards (including a 15mm deep interlocking joint) secured to 70mm x 45mm roof joists on all buildings with a roof span up to 8ft (2400mm). For roof spans over 8ft a heavy duty centre truss/trusses is used.
For low pitched roofs or flat sloping roofs it may not be possible to use a truss, so larger roof joists are used.
95mm x 45mm roof joists are used for roof spans between 8ft and 10ft (2400mm 3000mm) if no truss/trusses/partitions are used.
145mm x 45mm roof joists are used for roof spans between 10ft and 12ft (3000mm 3600mm) if no truss/trusses/partitions are used.
220mm x 45mm roof joists are used for roof spans between 12ft and 16ft (3600mm 4800mm) if no truss/trusses/partitions are used.

As standard all roofs are felted with a 38kg Polyester non-tear green/grey mineral felt (10 year guarantee) and are finished with 20mm x 145mm timber facias and decorativepost finials.

Treated Timber

All timber is ‘Double Vac’ pressure treated 5ths grade Scandinavian Red Wood, which is also externally base coat treated with a Sovereign straw coloured solvent based wood preservative.

Building

A full customer building service is available. All sizes, height dimensions and roof pitch angles are fully adjustable.
The overall height of a building depends on the internal height and the roof pitch angle.

As standard the internal height clearance of a Lushington Building can be anything from 6’2″ to 6’8″ (1880mm x 2030mm) and the roof can be pitched at 5, 8, 15, 22.5 or 35 degree.
The choice is yours.

General Planning Rule

If you locate a building within 2 metres off a boundary the overall height (from ground level) must not exceed 2.5 metres (8 1/2ft).

If the building is located more than 2 metres off a boundary, the overall height must not exceed 3 metres for a flat sloping roof or 4 metres for a pitched roof.

If your proposed building exceeds the permitted height we would be happy to process a Planning Application on your behalf for an additional £629.

Our Buildings are constructed in our Isle of Wight workshops, from custom-designed garden rooms, offices and studios to standard garden buildings including sheds, garages, summerhouses, and specialist buildings such as aviaries, beach huts, stables and children’s play rooms.

All of our garden buildings can be supplied in kit form for self assembly or completely installed for you by the Lushington Garden Buildings team, wherever you are in the UK.

The Turnaround

All of our hand-crafted sheds can be built, delivered and assembled within 2 - 6 weeks of an order being placed. In the peak season from March to September this may increase up to two weeks, but here at Lushington Garden Buildings our team are always mindful of timescales and the individual needs of all of our customers. All of our garden rooms and workshops can be delivered and assembled within 6 - 12 weeks whatever the time of year.

Occasionally we have onsite buildings that are ready to go and with stock and sale options it can sometimes workout that buildings can have a much faster turnaround depending on work load and availability of staff.

As standard our garden buildings also include many features that other manufacturers include only as extras - features which add strength and longevity to your garden building. As well as guaranteeing the style and quality of our handcrafted buildings we offer a 12 month guarantee on economy buildings, and a 5 year guarantee on all other buildings.

Our simple, guided build-your-own process means you can easily customise your garden rooms and workshop designs yourself to achieve a perfect match for your needs and location.

With a versatile approach we help you to decide on features including alternative doors and windows, single or double glazing, internal lining and insulation, internal partitions and doors, roof overhangs, buttresses and verandas, alternative roof coverings, guttering, exterior wood stain colours, work benches, window shutters, Velux roof windows, flower boxes and decorative roof fascias to achieve the perfect look for your garden building.
